The County’s blueprint for a future and MUCH taller and more dense Pentagon City is out.  You won’t believe it until you see it at:
Tired buildings are to be replaced by new structures with at least 2-3 times the square footage, and most currently vacant surfaces will be covered by new commercial buildings.  From its inception, the Study focused entirely on where new buildings could be located within Pentagon City, thus producing more rental income for commercial property owners and tax revenue for the County.
During the 18-month Study, no attempt was made to estimate how many additional residents and 9-to-5 occupants these new buildings would house, all of whom would need a way to move about, both within 22202 as well as beyond, potentially creating congestion.  Nor was any thought given to the amenities this new population would require, or new infrastructure that would be needed.
Shortly after going public with a draft of its Study this summer, County staff did, at least, finally acknowledge that the existing roadway network in 22202 would not be able to accommodate much additional vehicular volume. However, they said that they hoped to be able to persuade the many thousands of new Pentagon City occupants to rely instead on public transit, walking and biking.  Whether in the coming decades they will succeed, and the extent to which the coming 22202 population explosion may or may not compromise the ability of ARCA residents to move about remains to be seen.
